Q1 2026 Kamloops/Sun Peaks Market Update

The first quarter of 2026 in Kamloops told a pretty clear story. It started slow — really slow. January was tough, and there's no other way to put it. But by the time March rolled around, something shifted. Buyers came back. Sales went up. Days on market came down. And for the first time in 2026, we beat last year's numbers.

I'm pulling the official stats from the Association of Interior Realtors and giving you my honest read on what it all means — whether you're thinking about selling, buying, or just keeping an eye on the market here in Kamloops and Sun Peaks. 

Quick Stats at a Glance:

• 90 total sales in January (▼ 35.3% year over year)

• 152 total sales in February (▼ 3.8% year over year)

• 202 total sales in March (▲ 9.2% year over year)

• Single family benchmark price: $675,400 in March

• Days to sell: dropped from 91 days in January to just 50 days in March

 The Big Picture: How Q1 Played Out

January was down 35% compared to the same month last year — that's a significant number. There was a lot of inventory sitting on the market, buyers were cautious, and homes were taking a long time to move. But here's the important part: prices didn't fall apart. The benchmark price for a single family home in Kamloops held at $660,300 in January — actually up 5.1% from January 2025. The market was quiet, but it was still trading at solid values.

February was a recovery month. We got back to almost flat year over year — down less than 4% — which told me the demand was there, it just needed time to wake up. Then March delivered. 202 total residential sales, up 9.2% over March 2025. First month this year where we beat last year. That's a real signal. 

Q1 Total: 444 homes sold across Kamloops and District in the first three months of 2026

Single Family Homes 

This is the backbone of the Kamloops market, and it's where I saw the most encouraging story this quarter.

 Benchmark Price

Prices held steady all quarter and kept a gradual upward trend:

• January: $660,300 (▲ 5.1% year over year)

• February: $661,000 (▲ 2.2% year over year)

• March: $675,400 (▲ 2.1% year over year) 

That kind of consistency when sales volume was down in January is actually a really good sign. It tells you the sellers who were trading priced it right, and buyers were willing to meet them there.

 Sales Volume

• January: 44 sales (▼ 25.4% year over year)

• February: 68 sales (▲ 1.5% year over year)

• March: 97 sales (▲ 24.4% year over year) 

97 single family sales in March — up nearly 25% from last year. That's not a blip. That's buyers making moves.

 Days to Sell

Here's the stat every homeowner should pay attention to:

• January: 91 days

• February: 72 days

• March: 50 days 

That's a 45% reduction in days on market in just two months. When days to sell drop that fast, it means buyers are making decisions faster — and that's a window you want to be in front of, not chasing.

Townhouses

Townhouses had one of the strongest quarters in terms of momentum. Sales were soft in January but came back hard.

• January: 13 sales (▼ 35.0% year over year)

• February: 27 sales (▲ 17.4% year over year)

• March: 44 sales (▲ 51.7% year over year) — Benchmark Price: $498,100 

44 townhouse sales in March, up over 50% from last year. That's real demand in the entry-to-mid market price point. The benchmark at $498,100 is down slightly from last year, which means buyers are finding value here — and they're responding to it. 

If you own a townhouse and you've been thinking about selling, this is a market you can work with — as long as you price it right from day one. 

Condos & Apartments 

I want to be straight with you here — the condo segment is the one to watch closely in this report. It's telling a different story than the rest of the market, and if you own a condo in Kamloops it's important to understand what you're working with. 

• January: 18 sales (▼ 25.0% year over year) — Benchmark: $386,000

• February: 16 sales (▼ 27.3% year over year) — Benchmark: $370,700

• March: 18 sales (▼ 35.7% year over year) — Benchmark: $360,100 

Sales volume has been consistently soft all quarter. And benchmark prices have been declining — down 5.4% year over year in March. That's a trend worth paying attention to. 

What this means practically: if you own a condo and you want to sell, this is not the market to start high and come down. You need to price sharp from day one. The buyers that are active in this segment are patient, they've got options, and they know exactly what things are selling for. The listings that are sitting are the ones that got greedy on price — and they're paying for it in extra months on the market and eventual price reductions. 

No showings after a reasonable amount of time means one thing: the price is wrong. In this segment right now, you don't have room to test the market. 

Sun Peaks Resort 

Sun Peaks operates on a different rhythm than the Kamloops primary market. It's driven by recreation buyers — people making a lifestyle decision, not just a housing decision. That means the buying season looks different, and Q1 is naturally quieter up there. Spring and summer is where Sun Peaks really activates. 

March benchmark prices at Sun Peaks:

• Single Family: $860,800 (▲ 6.7% year over year)

• Townhouse: $862,100 (▼ 3.3% year over year)

• Condo / Apartment: $468,400 (▼ 8.2% year over year) 

Single family prices at Sun Peaks are up 6.7% year over year — a strong signal for that segment. Townhouses and condos have pulled back a bit, which gives buyers some room to work with. 

If you're a Sun Peaks owner thinking about selling, the spring-to-summer window is your prime opportunity. Recreation buyers typically start their search once ski season winds down and they're planning for the following winter. Getting your property positioned before that wave hits is the smart play. 

What This Means If You're Selling 

The market is picking up — that's the honest read from the Q1 data. Buyers are back. Sales are up. Days on market are dropping. Dollar volume in Kamloops in March was up 18.7% year over year. 

But here's what I want to be clear about: this is not 2021 or 2022. Buyers have more options now. They're more selective. They'll walk away from a home that isn't dialed in on price or preparation — and they won't feel bad about it because there are five other listings they're already looking at. 

The homes that are winning right now are the ones that come to market sharp, well-prepared, and priced based on what things are actually selling for today — not what a neighbour listed for six months ago. Homes that sell in the first two weeks consistently get close to full asking price. Every week on the market after that costs you equity. 

My advice: if you're planning to list this spring, take the time to get your preparation plan done properly. Don't rush a listing to market before it's ready. Price it right from day one. And when you go — go hard. Build the anticipation, get the marketing dialed in, and drive an offer in those first couple of weeks. That's where the money is. 

What This Means If You're Buying 

You've still got more leverage than you did a few years ago — but that window is starting to close, at least in the single family segment. You're not walking into bidding wars on every home you look at. 

The best opportunities right now are listings that have been sitting on the market for 60 to 90 days with a motivated seller. Those conversations can go really well for a buyer who comes in with a clean, well-structured offer. 

On the flip side — when a fresh, well-priced listing hits the market, don't wait on it. Homes are moving in 50 days now, and that pace is only going to pick up as spring heats up.
