The latest stats are officially in from the Kamloops and District Real Estate Association, and if you’ve been relying on national news headlines to figure out what’s happening with home prices, I have some news for you: the local reality looks a lot different than the national narrative.
Whether you are looking to buy or sell a home in Kamloops this summer, you need context to navigate this market safely. Let’s skip the guesswork and dive into the top three local trends happening right now as of June 2026.
Trend #1: The Townhouse Surge
Affordability is absolutely driving the bus right now. If you look back at the March 2026 data release, townhouse sales exploded—increasing by 51% year-over-year.
As we moved into April and May, sellers noticed, and a massive wave of new townhouse inventory hit the market to meet that demand. But here is the kicker: even with all those new options hitting the market for buyers, the benchmark price didn't drop. It actually crept up to $580,000.
What does that tell us? Regular working families want a home. But with where the market is at right now, people are choosing to compromise on the big backyard so they can still get the square footage they need. Townhouses are the absolute sweet spot in Kamloops right now for pure value.
The Reality Check for Detached Sellers: Meanwhile, single-family detached homes stayed on a similar flat trend and even dipped just a tiny bit in April and May. This is a highly value-driven market, and pricing correctly is still the absolute key to getting an early offer.
Trend #2: The Condo Market Flip
This is what I call the "wait and see" buyer flip. Back in March, the condo and apartment market looked like a total ghost town. Sales were down over 35%, and people were sitting on their hands waiting for prices to crash.
But fast forward to the May 2026 stats, and condo sales suddenly surged up 15% year-over-year, while the average days to sell dropped by 10%.
Why the sudden flip? Because buyers finally ran out of patience. They realized prices weren't crashing, this isn't Vancouver or Toronto, and in fact, the condo benchmark price actually ticked up a bit in May to nearly $379,000. Once people realized the sky wasn't falling, everyone who was hiding on the sidelines jumped back into the market all at once.
The Silver Lining: If you are actively looking for a condo, now is actually a pretty good time. The investor market is still mostly sidelined because they aren't getting the cap rates they want, and there is still a decent amount of inventory available to get a good deal.
Trend #3: The "No One Kamloops Market" Rule
If you take away anything from this update to plan your next move, make it this: there is no single "Kamloops market." Real estate is incredibly hyperlocal.
When you look at the neighborhood breakdowns from the May 2026 stats, the numbers are wild:
Aberdeen saw single-family home sales jump up over 45%—a massive month.
Sahali saw a staggering 80% spike in apartment sales.
North Kamloops saw detached home sales get cut clean in half back in April.
So, when a neighbor tells you "the market is slow" or "the market is crazy," you really have to ask yourself: where?
